Where is Upland Green?

Upland Green is a development located in the Kingsgate neighborhood of Kirkland, WA (to be incorporated in June 2011). Two entries to the development are located at NE 136th Pl. and NE 138th Pl. off of 132nd Ave. NE.

How big is Upland Green?

Upland Green consists of both single-family and multi-family (duplex to four-plex) homes. There are a total of 178 homeowners.

What are the homeowner dues and what do they cover?

Dues for homeowners in Upland Green are $280 per year. Dues can be paid in full at the beginning of the calendar year or in quarterly payments of $75 (includes quarterly payment fee). Homeowner dues cover the costs to maintain the neighborhood’s common areas, operate the community organization, and host a variety of events and activities for community members (residents and off-site owners). Dues do not cover any costs associated with homeowner property.

Is there a rental cap in Upland Green?

No, there is no limit to the number of rental properties allowed in the development. The Upland Green HOA expects off-site homeowners to maintain current contact information with the Board of Directors in order to communicate regarding dues, community news and events, and any maintenance or renter concerns.

What does the Upland Green HOA insurance cover?

The HOA maintains insurance policies for general liability in the event of an incident occurring in a common area (central green, walkways, entryways, etc.) and directors and officers insurance for the Board of Directors. Homeowner’s insurance coverage for residences, including the structure and property, is the sole responsibility of the homeowner.

Does the home owners association maintain a master insurance policy on the individual homeowner's properties?

No, Upland Green HOA does not maintain coverage on the resident's properties.

Where do I find the governing documents for Upland Green?

The Declaration of Restrictions, Covenants, and Easements, Articles of Incorporation, Bylaws, and Rules and Regulations can all be found on the CCRs and Rules page of the association’s website (www.uplandgreen.org). These four documents outline the homeowner expectations for maintenance of structures and property, use of the neighborhood, and how the community organization operates.

What if I want to make changes in my property?

You must contact the Board and get approval prior to making some changes. See the CCRs for more detail. When you're ready, use the following form to make a request! The Board has 30 days to respond.

May I use the tennis courts?

The tennis courts were originally built as retention ponds by King County to deal with the storm water run-off from our development. When our development was annexed into the City of Kirkland this tax parcel was one of many that was transfered to the possession of the city so it is now up to them to decide whether the use can continue, whether that use would fall to the jurisdiction of the park department, and whether they would thus be willing to fund their restoration.
